We provide routine property inspections to document any current or future areas of need.
We oversee the day-to-day operations of the community, e.g., common property maintenance, execution of all the Associations vendor contracts, collection of Association dues, payment of the Association's bills.
We act on behalf of the Association to preserve the value of the property.
Moving into a new construction community can be overwhelming. With our knowledge, we can help the Homeowner navigate all the stages, processes and steps needed to turn your community over from Declarant control into a fully operational, knowledgeable and working Homeowner controlled Association.
We offer a convenient online payment and homeowner portal program. Homeowners have the ability to access their ledger, pay online and access all Association documents 24/7.
We offer Accounts receivable and payable services for our Associations and we help guide you through the yearly budget process by tracking your budget vs actuals each month.
We provide monthly financial statements and annual tax returns and can recommend an auditor when needed.
We handle ALL collection duties of past due homeowner accounts in accordance with the Association's governing documents.
We prepare all 3407/5407 Resale Packages.
Stormwater Maintenance And Remediation
We offer yearly basin maintenance contracts and oversee basin remediation and drainage projects.
We oversee the implementation and maintenance of rain gardens along with maintaining new & existing facilities within the community.
Common Area Maintenance
We work with a variety of fully qualified licensed and insured vendors and contractors.
We solicit and execute contracts on behalf of your community, e.g., landscaping, snow removal, sidewalk repairs, seal coating, tree removal, pool contracts, insurance quotes, etc.
We also conduct routine maintenance inspections.
Transition & Reserve Studies
We recommend a Transition Study when control of the Association is passed from developer to the Association. We're able to identify and document potential construction or design deficiencies.
We recommend that our Associations consider a Reserve Study to help assess the current state of your financial reserve fund, and to plot a course of action for better funding to accommodate the ordinary wear and tear of the community.

A Temple University graduate with a Bachelor's Degree in Business Administration. She has over 15 years' experience in Accounting, which includes Billing, Taxes & Returns, Bank Reconciliation, A/P, A/R, Payroll, Payroll Taxes and Budgeting.
Jennifer Karras, Bookkeeper
A happily married mother of three with a background in Hospitality and Event Management. With her children getting older, she has recently transitioned back into the workforce bringing her expertise in Bookkeeping, A/P and A/R. A welcome addition to the Management Team.
